Man arrested in Miami-Dade in alleged $350,000 mortgage fraud scheme

MIAMI-DADE COUNTY, Fla. — Miami-Dade deputies arrested Learsis Flores on Monday in connection with an alleged mortgage fraud scheme totaling more than $350,000.

According to the Miami-Dade Sheriff’s Office Organized Crimes Bureau, Flores used a fake driver’s license to impersonate the owner of a vacant lot in Southwest Ranches and secure a fraudulent loan.

Investigators said the 46-year-old presented the counterfeit identification during a real estate closing on June 10, 2024, at Land View Title Service in Miami-Dade County.

Flores allegedly obtained a $325,000 mortgage from a private lender and instructed Land View Title Service to wire $294,151 from the loan proceeds.

Deputies said the money was deposited into a Chase Bank account under the name of a corporation registered to the legitimate property owner. However, investigators determined Flores controlled the account and moved the stolen funds through bank transfers, Zelle payments, and cash withdrawals.

The private lender later filed a fraud claim with First American Title Insurance Company, the title insurance underwriter for Land View Title Service.

Deputies reported they responded to Flores’ apartment in southwestern Miami-Dade County, detained him for questioning, and then placed him under arrest.

Jail records show Flores, also known as Learsis Flores Martinez, was booked Monday night into the Turner Guilford Knight Correctional Center, where he remained as of Tuesday afternoon.

Flores faces four charges: first-degree grand theft, organized fraud, mortgage fraud, and possession of a fictitious driver’s license. His bond was set at $260,000.
